Step 1: Turn Off the Cold Water Supply
Find the cold water inlet valve at the top of the water heater. Turn it clockwise until it stops. This halts the flow of water into the tank and limits further leaking. If you can’t find it, shut off your home’s main water supply valve.
Step 2: Shut Off Power or Gas
Electric Water Heater:
Go to your electrical panel and flip the water heater breaker (usually a 30-amp double-pole breaker) to OFF. Never leave power on to a unit that’s actively leaking.
Gas Water Heater:
Turn the gas supply valve on the pipe leading to the unit to the perpendicular (OFF) position. If you smell gas, leave immediately and call your gas utility from outside.
Step 3: Drain the Tank (If Needed)
For significant leaks, connect a garden hose to the drain valve at the base of the unit and run it outside. Open a hot water tap in the house to let air in and speed drainage. A 50-gallon tank takes 30-60 minutes to drain fully.

- Pressure relief (T&P) valve: Dripping T&P valve = excess pressure or failing valve. Can be replaced if unit is otherwise healthy.
- Top pipe connections: Loose fittings — often a simple fix.
- Drain valve: Worn valve — inexpensive replacement.
- Tank body/bottom: Internal corrosion — unit must be replaced immediately.
